If you demand 12% return then the most you'd pay is $41,667, etc.Now -- the importance of this is that as you look at the marketplace and are able to see what other investors pay for income, you are able to get a sense of the "appetite and risk tolerance" in the marketplace.

The best is to speak with an EXPERIENCED Realtor (free of charge) and see what they think the market appetite is like for a property like this.  

With this approach, your future self is now much more insulated from the appropriate risk appetite of your present.
