My opinion doesn't change, this could be a very expensive ommission.  

I specialize in this type of transaction and would be happy to have a conversation including why they may not be a fit for you. 

There’s not really a lot of value add opportunity or sales comps in this space for our area.I typically (BRRRR) purchase fixer uppers with cash, fix up, rent, then refinance on a DSCR and get all of my money back.

This is a very fluid exercise and SHOULD be done frequently so that you know you’re making progress and can shift your goals as life develops.
