We have typically go through the conventional mortgage process a few times a year weather we are buying and refinancing, even though we always have “new debt” which supposedly hurts our score, we have always only gotten the best rate because we always pay on time and I have had 2 of the same credit cards for 15+ years.If you have kids, put them on a low limit card when they are teenagers to start their good credit early.

No spouse just 2 teenage kids.

If you want to really get investment from people like me, I would advise you to be more thoughtful in your writing (I'm not sure how old you are but you come off as an emotional teenager) as well as learn basic math (as others have pointed out you don't seem to understand how to calculate returns in real estate). 

There are 2 teenage girls in the room now and the floor is holding up fine.

The question is not would an investor do this deal, but can I, the mom of a large family with older teenage children?

That's great for 1 to 10 year olds but as for anyone who has pre teen to teenagers the last thing they want is to spend hours upon hours with their parents..
