I self manage almost 2 dozen properties and track everything effortlessly in Excel.

This phenomenon is going to end up slowing the STR carousel a great deal.I own a small PM, and we've decided we are going to invest around $80,000 this year into ramping up our own website and SEO to wean off of VRBO. 

We do a lot of SEO for rental leads, thus ours may be higher then other locals landlords and PM companies. 

Failed on four and $10k, no deals:A guy cold called me about his SEO service and pitch to profit share.

Remember .. you do not need to be credible to appear to be credible.Work on SEO, and only after you have a credible website will you even consider marketing.Marketing is not "doing what everyone else is doing".You need to be smart and you need to think.

Ive done everything from cold calling to lead generation by SEO and Facebook.  

There's nothing wrong with having bandit signs, cold calling, SEO, texting, or direct mail.
