My lawyer has suggested each property be held within its own separate LLC to minimize risk to me in case of lawsuit for whatever reason (i.e. trip & fall etc..)The current owner, who lives in the area (but not in these properties), is paying respectively  $1,000/year per home.

We are still in the process of resolving the issues by pulling permits and re-doing the work but its a lengthy process and will still be a couple more weeks until it is resolved.Finally, I get a lawsuit letter from the tenant’s attorney today claiming emotional distress, hardship, food costs, lodging, etc. to the tune of $30,000 even though they moved into a new home within a couple days of leaving my property.

It is just as important as the rental home you purchased.This Industry has to do with legal issues, and many lawsuits, and if you don't have the best to protect your investment, then you won't be in this business very long.I know, it seems silly to think that by investing in a financial software program verse Excel will make any difference at all, but it truly does to the person you want to borrow money from.
