Primarily, my work has been in small commercial retail buildings (new construction and tenant improvements) with some work in single and multi family projects. 

Short of that most small boutique brokerages are dying for help and likely don't have the time to look.

@Max Nathan there is no cash flow anywhere right now on small properties - prices and rates are too high. 

Im more a hands on learning definitely and as far as living in a unit i couldn't yet because its out of the kids school district  plus the limited space. but thats the goal, to buy a small air or inn to manage and run for work while still renting in our district and then looking to buy since we're renters again!

Most people who are new to BP and say multifamily mean small multifamily.

He started doing small, low-key investor dinners where everyone could swap stories and insights, no hard pitches, just good conversation.

Why do you think purchase contracts are so long and have such small print?

The bids I won, are down payments on property that has "small" balances under $20K but I do not see how this is legit.
