Every market is unique, but with the way that REI is so en vogue today, it's going to be hard to find a place where investors aren't quickly buying properties under 25k that you really want to invest in.Sounds like "pie in the sky" to me.

At the time it was converted into apartments, there was a  26 x 24 single story addition built onto the back which houses a single car garage (former owner kept the snow blower/tractor here) and what use to be a common laundry room {units now have en-suite laundry).

Well there are numerous SRO (single room occupancy) hotels nearby, and the occupants use the BART plaza as a 24x7 en plein air living room for shooting up, bathroom runs, impromptu junk yard sales, etc.
