From the books I've read and podcasts on real estate and business mindset, surrounding yourself with masters of this craft is key.

One problem I would imagine is small framing tweaks for duct ways, stairs, and window adjustments which are easy to craft a custom piece of wood on site, but may be harder with metal.

Go work at a specialized firm such as large apartment buildings,retail,office,industrial,etc. to hone your craft.  

Here's a good analogy for your truck:Me: "Man, I've had no luck getting my six-pack to show and really want abs" Also Me:  (reaches for another slice of pizza and grabs another craft beer for the 5th night that week)Friend 1: "Maybe you shouldn't be eating pizza and drinking beer if you truly want a six pack."

In this structure, an IRA such as that above is the stating point, but the IRA is then invested into a specially crafted LLC.  

That is, seeing what is important to her and crafting your pitch around that.

That's it, you have to put in the time and learn your craft.
