This rehab removes and adds walls, adds new porch, adds a bathroom, new layout of existing bathroom, new kitchen, flooring, HVAC.  

Something as little as an accent wall or color of handles on kitchen cabinets can really make a difference 

Then Take down a wall that will open up to a bathroom on a studio the previous owner made,, and reconfigured that bathroom .

Each has specifics, such as...houses newer than 93..can't back up to power lines...no retaining walls...etc.

You don't have to see mold, it can be inside walls or other places that are not visible.If they are leaving in July, maybe just suggest she leaves right away.
