He is in my area but the more I looked the more skeptical I became.A bunch of his videos are just him working out with words about investing written across them.His business name is very unprofessional. 

Contrary to how youtubers glorify the profits, property-flipping is essentially a value-add/opportunistic strategy and the key risks you, as the investor, are taking are 1) asset prices, i.e., how well will the market be when you sell the property, and 2) capital expenditures, i.e., can you financially efficiently improve the asset to the end users (renters or users).

Capture the most accurate photos and video walk-through of the space as you possibly can.

Find Brandon's videos on YouTube for the "four square" method of analyzing homes and practice.

The video is both a great message and approach.  

I've been wholesaling for over 8 years and I promise you, there is more knowledge to be gained by getting started and learning from real world, hands on experience than from paying $2,000 - $15,000 to some guru from Youtube.

Follow Ryan Dossey on youtube, he shows how he uses propstream and dealmachine to pull lists, market them w/ direct mail and use an effective website to convert them.

If not, or if this is a first time occurrence, I'd start with gathering any tangible proof that the damages are a result of the other landlord or tenant ie; video camera, pictures and suggest to the tenant that they seek a resolution based on the evidence.
