The final straw was the 3 out of state arrest warrants he left in plain site on the coffee table.I contacted my rep and said the deal was off if he was still in the unit.

Nothing against people who drive luxury vehicles, it's your decision.As far as tenants, it makes it tough to have a conversation about raising rents or cutting costs when you pull up in nice BMW.I've heard real estate agents say that driving their clients around in luxury vehicles makes them look more credible, but I don't think it warrants such a purchase.

On the other hand, a call could result in a "knock-and-talk" which results in them opening the door and something is found in plain view; if they're smart they'll just ignore the cops till they go away.Additionally, drugs = guns, gangs, and other crimes, which is why SWAT may or may not be utilized to serve a warrant on this type of activity.

But I know some tough-as-nails landlords who collect rent in person weekly in cash in that area and do pretty well with it because dealing with those types of tenants and their issues suits their personality.I can't speak to "how they're trending" since I think I got out of my last property in that area a few years ago and haven't gone back (haven't seen a deal good enough to warrant going back).
