Ben Jones thinking about buying a 4plex with no re experience and no idea where to start

I dont have the full purchase price of this 4plex to invest though, so I would have to finance half to 2/3 which seems like a stumbling block. i can still make the numbers work, but at a much lesser monthly profit i suppose. i also dont have the w2 income to support 2 mortgages (counting the one i have on my house), so i assume any bank would have to count the existing leases towards my income which i understand is possibleI guess I was wondering about advice, or red flags, anything, on this specific deal.

So technically you need to file if anyone changes as I recall.Also, I suppose when you go to sell in the far future, you'd change the property back?

I suppose legally you could, if you fully disclosed the non arms length nature but, no lender in business, or wanting to stay in business would do it.At the end of the day, what you want, while it may make sense to you and your parents, just isn't a scenario that happens.

Hey Ben,Unfortunately, most banks won't lend on purchases under $35k, a lot won't do a mortgage under $50k.This is both good and bad I suppose.

However, maybe I'm not making myself clear the tenant would have to meet all screening and moving requirements that any tenant would have to meet.I suppose my question is about signing them month-to-month or how do I tell my agent that I'm not going with their tenant and keep the relationship without burning a bridge.

I'm supposed to close on 2 properties this month.one property is a rehab which wants cash. 105k the other property is a investment property. 25% down. 57k plus closing cost of 12k so 69kSo I will need about 175k for both properties.
