@Tim HoltFrom my experience, house hacking can work well if you focus on minimizing living expenses and setting yourself up for future cash flow.

This also tells us if we buy a 2.5M house now, we will lose money if we move and rent this one in the future.

From there you can cultivate the relationship by email / calling them to stay top of mind for future leads.

I think about taking these few issues and multiplying them out times ten (that's today, and hopefully in the future 20X or 30X) and it just makes me depressed thinking about it.
