By manage I mean efficiently schedule and follow through with maintenance items.And by maintenance I am referring to things that need to be done annually or semi-annually, like changing furnace filters, cleaning gutters, checking smoke alarms and fire extinguishers, spraying for pests, leaky faucets, hot water tank maintenance etc. 

I had a company spray foam all of the crawlspace walls.

Example: There's a reason we use curtains on our windows for privacy vs spray painted newspaper. 

Inexpensive and quick solution is to use rustoleum spray paint for metal and spray them.  

My GC had professional paint spraying equipment and that is what was used to paint it. 

Instead of having a hole for the condensate to simply fall out of, it collects in the back of the unit and sprays onto the cooling fins of the condenser on the back.

Go over, spray some bleach water/hydrogen peroxide (or, if you wish, spend extra money on "mold remover spray" from Lowes/Home Depot) and take care of this.It REALLY is time that landlords stop worrying so much about mildew.Gail

When I worked with commercial developers in those cases there was a special procedure they used and also had to constantly spray down the area.Taking the building down just isn't simple as there are many variables to it.

You can rent a hot water spray/vacuum and get a lot done yourself but ask the landlord or property manager.

The other unit smells heavily of Kilz spray which has been used to cover up previous pet odors, but I'm hoping this can be ventilated.About the owner: He is 74 yrs old, wanting to retire...
