The market since COVID has reacted incredibly over reactionary on the way up & down, so I expect a K-type recovery in certain pockets but it be just profound and quicker than the yesteryears(3-4 type fall in GR, 5yrs + in GD).

The goal is to keep these for rentals.I currently own the land personally and am funding the builds with a combination of HELOC and cash - no bank debt tied to these properties specifically.

I'm also looking to get my hands on a good calculator for short term rentals since I'm terrible with Excel and only have a calculator for long term rentals that I know is missing sections that are specific to short term.Any help you can give me would be very much appreciated :) BiggerPockets has an Airbnb calculator, and I see that you're a pro member.Since you've read the STR book and done other education, you know HOW to pick a market lol.

I think you need to be more specific.

I would think your insurance agent might have access to some historical information for a specific area as they would want to examine this closely for their underwriting.

Cleaner is paid a fixed rate for a specific job, you are paid a % of revenue.

I think in very specific markets this is doable..
