There is so much free content out there that can teach you about guest services, software, vendor management, and so on. 

The rental demand in the area has been consistent, and duplexes offer the flexibility of house hacking or scaling into multi-family investing over time.With your experience in construction and remodeling, you’re already ahead of the game—fix-and-flips or BRRRR projects in Kansas City could be a perfect fit for you. 

I am very new to real estate investing and I am now putting an offer in for my first potential investment property.

I believe the price points of the apartment units will dictate appliance specs/packages but appliances are something I always upgrade over those offering competing units.

The owners of 100+ unit complexes are not individuals who will be swayed to sell by a good offer or the need to cut short term losses.

You may just get one offer even on a really nice house with good pricing on the property.
