I am looking to add more properties to our portfolio and potentially other RE business models, partner with our children over the next few years and seems like this is better to have in place now and be scalable.

As far as maintenance I could find a handyman or someone in line with that for routine maintenance. 75+ is most likely out of my price range as wel That is exactly why many of our investors prefer to invest in our syndications or fund, so that they can pool their resources with others and get the benefits of scalability, all while remaining passive.

The main reason Charlie Lee created LTC was to improve the scalability of BTC.

The LOC will help me for maximum scalability and not decapitalize my own funds in case of emergencies such as going over the rehab budget or getting approved for a LOC.

Or residential.Investing out of state forces to you put forth effort up front to build a scalable investment business sooner.

All in all, I am just looking for something that would be scalable as I intend to add quite a few properties to my portfolio in a short amount of time. 

Proximity to NYC is good from there, but driving and parking is a nightmare so if you are going to pay high for a 3-family it would need to have amenities and a scalable rent roll.

As you start closing deals, you will need to reinvest your profits into mailing lists and other scalable activities to grow your business.
