I'd recommend looking at property taxes on county website and comparing this to taxes on closing docs to see if it's been prorated or if it's the full amount.

Then you can put the 100k in there, and its treated as putting money towards that business (working capital) and no one needs to pay tax on that movement of money alone (though there are tax implications later down the line).

I’m noticing that rent rates are surprisingly high compared to the somewhat competitive and affordable housing pricing.Single-family homes, some new construction are going for mid 300’s and rent is usually $2500 or higher.

I would just find comparable parcels in the changed zone that have sold and use those.
