Older properties also tend to have insufficient outlets for today's electronic lifestyles, so a rewire would be your opportunity to increase the number of receptacles (and circuits) in bedrooms and living rooms .... modern code will require that things like refrigerators and microwaves in the kitchen have independent circuits and that receptacles close to water (kitchen counters and bathrooms) are GFI protected.

if you have a disposal, dishwasher, fridge, range, microwave, washer and dryer all provided, you will likely have more repair bills than only providing range and fridge.Capex will depend on both current condition and anticipated hold.

I.e. if you want good renters to move in quickly, you will have to make the price cheap.Your rental price seems quite reasonable for the area, but having a fair price doesn't change the fact that there are lots of rental options on the market and not so many people looking to move in the middle of winter.Real estate is not a microwave way to make money, it's a crocpot method, and if your house sitting empty a month or two is causing you this much stress, then you might be better off investing in something else.I know it must be frustrating to have it sit empty, but I hope you don't think real estate investing is all a hoax just because you are experiencing this issue with vacancy up front.

Here's one from a newb here (Me):    When doing a complete condo renovation, and you replace working but ugly 12 year old mechanicals to be on the safe side; (Heat Pump, Washer, Dryer, Stove, Microwave, Dishwasher, and Hot Water Heater), and decide to keep the Refrigerator because it's "Perfect"...get a new fridge anyway because in 2 months it will die.Ask me how I know.

it sits on about 1/3 of an acre not far from lake ontario (no frontage)  I think it needs about 20 k of work and could sell for between 95 and 115 after repairs which i believe (not having seen photos yet) to include new counters, maybe refinish cabinets, a new cook-top, a new exhaust hood or microwave, new flooring throughout, paint, wallpaper removal, a couple intereior doors and screen doors, lighting fixtures, bath vanity and im sure a few other things.
