I'm willing to overlook the nonsense and see the value of folks like @Jay Hinrichs that genuinely want to help and have nothing to sell.

Every state has a unique set of laws and regulations regarding the foreclosure process, so your ability to succeed will depend largely on where you're operating.Also, all three of these require advanced skills and background, so I wouldn't necessarily start here.That said, if you do then be sure to get top-notch training and complete deal documentation from folks who have seen at least one full real estate cycle.Rather than specializing so soon in your real estate career, I would instead recommend just getting in front of as many real estate owners with problems.Just getting really good at talking (and listening!) 

I do not recommended listening to the majority of folks on this thread.

I will echo some other folks sentiment, getting max financing through traditional banks will be a challenge.  

The best parts of the meetings are the pre-guru speaker time, especially if there's a Q&A with some of the local folks who are out there getting things done.

Thanks for mention mate,Happy to help and offer guidance.We decided to totally pull back on taking on new investors and will just help our existing investors purchase from time to time.It's not worth the baby sitting drama involved and I see folks would rather BRRRR so we will just do the PM and fix the F@#$ ups and charge appropriately for it 🤷‍♂️I moved to the US 12 years ago to build my own portfolio and all I have done was help others build theirs lol.I don't even have a larger portfolio than our highest volume investor...What a joke for me hehe

Know folks who are getting way higher, I just don't have that risk tolerance and/or don't know those people to lend to.
