Mixing business and friendships can end a lot of friendships and businesses. 

And if you do decide to go through with it with your money partners, and you lose money on the first deal, then you'll probably lose your money partners (and perhaps friendships) as well.  

I researched and met with a couple of architects and settled on the one I thought we could have a working friendship, and could see doing this over and over.

That tends to help with the vandalism a lot, plus I've kind of enjoyed creating the friendships! 

You can keep the deal, i would just like to establish a valuable friendship and skillset in the process.
