Depending on how this loan was formulated there are pooling and servicing guidelines that MUST be followed or the servicer can be sued by the investor on the loan.There is a process by which different degrees of workouts are followed with each one being more severe in loss according to averages.

I have formulated my owed ROI calculation to analyze risk. essential purchase price + renovation cost vs market comps for move in ready homes and have come up with a percentage variable between 50-75% So finally I'm here, just submitting my signed rider today to complete attorney review so I'm all in at this point. but what I'm wondering is there a magic number of formula to look at or consider?

If you are talking smaller projects with 25,000 investments the investors tend to not be as astute and can be more liberal in making investments.The larger investors want to feel security in safety of the property and knowledge and experience of the sponsor.I have formulated contacts directly or indirectly through this site that are individuals with some approaching net worth of 9 figures.

I like Bill Gulley's formulation:  Real Estate Operator.The real reason you are having trouble with what to call it is that you cannot call it what it actually is.There is a name for the process of facilitating transactions for profit, buying and selling options and contractual rights, etc.
