To expand on that, I think the next 6-24 months in the RE cycle, and especially multifamily where I'm focused, is going to be about 2 important factors: buying right, and conservative leverage.The bridge debt world exploded about 12-18 months ago and have been offering very aggressive terms on value-add properties that I could see coming back to bite people in the *** in a few years times if cap rates have any substantial movement.

Hard money can be good, but when I got a couple good private money relationships my business exploded.

Over the past 5 years I have seen industry & population growth in Columbus explode, and effectively it has raised our housing prices.I started investing in Columbus OH about 3 years ago, with an FHA loan.

That market has exploded in the last few years. 

I was showing the house this weekend to potential renters and as soon as they pulled up, the transformer behind my house exploded!

Chances are good it does as it is in an area that tends to be economically depressed (but it is set to explode with growth).

Over the last 8 months or so, due to the exploding market, we elected to sell 1 duplex at a 5.8 cap and purchase 2 more at around a 9 cap.

Her spread sheet skills got our unruly contacts system under control, and she systematically got me in front of more and more people so I could do what I do best, analyze and close.Our business EXPLODED growing over 300% in one year.

Expensive market but cash flow is more than worth it; and as the world opens up a little more over the coming year the data suggests tourism in the area will explode (on top of how busy it already is from the lower mainland)...I can also tell this is true from how booked out we are (almost fully) from Dec - Mar already this coming winter. 

As I've mentioned in a few other threads, still a way away from really exploding, but the potential is there.
