Looking to invest in 60628

I found an opportunity in the northwest region of 60628. The cash flow looks good, but not sure if the property would appreciate over time. Thoughts?

@Rajan Chidambaram Siva, I currently own 2 properties in that area. One is in Washington Heights and the other ins West Pullman. As @Tom Shallcross mentioned it is a tricky zip code and certain blocks have higher crime rate and older houses. One of them I own in Washington Heights is bit older and it does require much more maintenance and I have underwrote for higher capex and maintenance.
