Otherwise @Ronald Rohde is a popular local attorney here on BP and in Dallas that you might want to consult.You could of course use a 3 day quit letter or whatever notice is required in your lease and see if that is enough to encourage them to move out.

Certainly purchase and keep your property open to it but I would certainly encourage you to run numbers based on the standard rent method.Hope all of that makes sense.

I’m afraid I DON’T have encouraging words for you….Active real estate investing is an ENTREPRENEURAL activity, if you’re like MOST people and more toward the groupthink side than you probably should consider PASSIVE real estate investing which is more investment than business.

I'd encourage you to do a 3.5% or 5% down owner occupant loan in a more expensive market, local or drivable, over buying a cheap property to cash flow in Ohio or Nebraska - which will require 20% down per property.
