Managing employees, managing tenants, can be a nightmare and distraction from my core business which is to raise capital and close deals.

The home is on the MLS and the tenant has since became very distracting in the process.The tenant has refused showings although receiving a 48 hout notice.

Start with your top goal and work backwards from there: you certainly don't need to be an agent to be an investor and in fact it may work against your goals (time wise / distraction).
