The only things that people are going to bring are their clothes and toiletries. 

Home inspection showed that the house has good bones, it's in a GREAT location, and it's multi family with fantastic rental potential....but...roof needs replacing, cloth wires, cast iron piping, and an exterior stair/balcony structure needs replacing.

Everything is in the house except people clothes and their groceries. 

These townhouses were built in the 50s-60s so the have electrical panels versus fuses or cloth wiring, drywall versus hot plaster walls, and sometimes copper plumbing.

I would check all the big ticket items on the properties, Some of the SFH could be a wolf in sheep clothing. 

In my opinion, the best way to find a good one is not to hang around Home Depot looking for the guy with paint on his clothes, but to talk to an investor in your area or a realtor and ask who they use.

I'm not trying to scare you, but be sure to bounce your numbers off as many people who are familiar with the area, vet the bills and insurance and the taxes. and ask for all the costs, and all the bills that you will have to pay, and make sure the bill has the last 12 months of usage(8 kids or extra family living in unit, or renter charges neighborhood to wash clothes bc they arnt paying water and sewer bill),so you know what you are looking at.

You should apply it like other gypsum-based products like "hot mud," drywall compound that comes in a powdered form and has a short pot life before it hardens.You can use a damp sponge to smooth the application area before it hardens to minimize sanding.

I plan on clearing the clothes, furniture, and other junk then gutting it out to rebuild from the shell.
