I’ve spoken with many people over the years and haven’t yet come up with a comprehensive strategy.My scenario: I purchased a 2/2 condo in Delray at the height of the market in 2007 for $170,500 after obtaining a first time home buyer grant from the county using the SHIP program.

Recently we had a tenant refuse to pay until we fixed a problem in their unit, we were having a part shipped & it took a while to get here.

I worked out my Investment Plan over 20 years, while I worked in the Oil Field, on boats and ships.

Eventually, corporations just ship the job out of the US in order to get rid of the problem or close up and fire everyone.  

You also become more implicated in housemate drama as each tenant has a relationship with you and not necessarily one with each other.In our experience, a rooming house works best when you have someone you trust (and who is a little older) living at the property who serves as "Den Mother" to ensure the ship sails smoothly.

I live in Forsyth County and have been cruising the C neighborhoods but for a newbie where would you start?  

BTW, Boeing is cooling a bit but we still have Volvo building, Mercedes expanding their van plant and more cruise ship stop-overs for more tourists.
