@Ryan Wilkerson - You can also call the Economic Development Committee of markets you are exploring to see what development is going on and what businesses are coming into the area. 

If the 'committee' is considering an offer, they have the right to stay or extend the sale of course.I wouldn't get involved in a sale/leaseback thing where the owner stays in the property.  

Smaller banks are sometimes better as you can talk directly to someone on the loan committee a VP etc. versus they have to send off application to the corporate office and you have no real feedback.

I've served on my boards ethics committee, and there is great debate about whether you can divulge the price of other offers.  

I went to the latest Denver Short-Term Rental Advisory Committee (STRAC) late last month and thought I'd share what I heard.
