It's been somewhat overwhelming for me as a new investor but I am feeling a breath of fresh air now.

I'm not holding my breath.6 grand in lost rent and counting....I've lost all faith in Mack Companies, buyer beware.

My dad tells me he also has 40K just sitting in savings that he is willing to loan me, but he wouldn't want to charge me more than 6% interest, so that makes me breathe a bit easier.  

There are plenty of newer homes and also new builds in the area, but with the same breath I will say that almost all areas of Memphis have to be evaluated neighborhood by neighborhood and even street by street.

Many people breathe a sigh of relief thinking they got away with something, only to get a letter of inquiry 3-6 years later.Remember - the IRS can only audit you back 7 years in a random audit.

Vet said she just died of old age and heart was giving out when she started having trouble breathing so my mom did the right thing.

:-/ He told me he would reimburse me one month's rent, but I haven't received it yet and I am not holding my breath.
