If in my example above the transaction were to fail / be denied then I will deal with that just like a bounced check.As for the current situation, I emailed the tenant last night and offered to waive the late fee, recognizing her good track record up until this point....as long as she signed a very short lease amendment I put together that clarifies the particulars of the situation and what is considered "on time".

At least between 2004 and 2014 in that down payment chart we only see the average down payment percentage bouncing between 12.9% and 15.6% with the low in 2009 and high in 2013.

Hopefully there is a lease in place and the lease states that they will have to pay for any bounced checks, checks returned, or not paying rent.

Nothing wrong in investing in a market that is still trending slightly downward as long as you are adjusting your ARV accordingly.FYI, if you are investing in regions that you do not know personally you need to final a local authority to bounce your investments off of.
