I can hardly tell her that I saw on her social media about smoking.The lease says in bold letters that if someone wants to smoke, they have to do outside.Tenant is only at our house for 1.5 months and she did some water damage to the ceiling.

I believe they read the postcard because it is short, it has a lot of personal information in bold (name, address, city), and it identifies a situation they are in (absentee owner) in the first couple of lines.

A friend of mine, an assistant U.S. attorney who handled white collar crimes, lamented a while back that prosecution was usually difficult because these guys would issue PPMs that contained disclaimers informing their investors in bold, block letters that they would be ripped off.
