Only moving 2 walls, moving kitchen from one end of a room to the other, and rebuilding a deck, but other than those two items it is all just finishings.

Normally, $750.00 a month for most of the homes they were looking at.They would say to me, "Well if I removed that tree, and tore out the carpeting and put all hardwood floors inside the house, and built a nice deck in the backyard, and put in a marble island in the kitchen and different cupboards, how much rent could I get then?"

Guys I need help here.I finally accepted a bid with a contractor to replace my triple decker deck which is a big project that involves demolishing the old deck and putting a new one (15k incl adding gutters and putting asphalt in the backyard).

In addition to painting they've repaired soffits & fascia, siding and window sills for us, and installed under-deck drainage.

If it was an attic before, the decking could be 1Xs and it could be as simple as putting down some new 3/4" T&G OSB.

I also got a free pool, hot tob, deck, patio cover and other upgrades with the house.
