Recently rented to a family of 5 with 2 adult men unemployed.

I've kinda had the real estate bug for most of my adult life and even a bit before that.

We turned a windowless storage/bonus room in the garage (that wasn't even counted in the square footage of the house when we bought it) into an arcade and game room, which has been a huge selling point as an Airbnb because it's really cold in McCall in the winter and not a lot of night life in the town so it gives kids and adults something fun to do in the evenings.

I had a family of 4 adults applying for a 700 ft unit with 2 7x10 bedrooms! 

In my city/county I can have up to 8 unrelated adults but another county 15 minutes away only allows for 5.

Have you checked all the adults that are potentially moving in?

The Trust is mainly because I have minor children and a special needs adult child so I do not want them to directly inherit without side boards. 

Mediocrity has crept into every aspect of business and society.In the 70's, when I was a young adult, excellent service was expected, appreciated and compensated.

Also with COVID with adults/children working/schooling from home increases water usage.

I ran some ads for adult foster care based on the layout and was pleasantly surprised with the demand in that area.
