The biggest problem I have faced is the addiction; the 12 is so easy to maintain, everybody under one roof.

Coming from a recovering addict who recently experienced the power of Ayahuasca during a trip to Florida, believe me I know what kind of drive it takes to buckle down sometime, despite everything in you wanting to go enjoy whatever poison they may be suffering from dependence with.

I know investors who operate "recovery houses" for recovering addicts and charge 5-10% per month on houses with little to no maintenance (there are ways).  

I had no skill set other than pastoring because prior to that I was living a life of addiction and just "surviving".

When I'm not buried in real estate books and podcasts I can usually be found surfing (fairly addicted at this point) or generally enjoying the amazing outdoors of San Diego. 

But they get addicted to the money, and from that point on just keep pumping out garbage riding the coattails of the original, somewhat helpful idea...
