So that would mean I'd have to get over the hump of remote management, both for construction and rental. 

What would you price your rental if you were offering the exact same area but a brand new home, with new stainless steel appliances, vinyl or laminate and new technology like usb outlets, ring door bell/nest thermostat

Not sure if anyone mentioned the rise in metals prices over the past 3 or 5 years, I think its topped out for a while now, but I've heard more than a few investment guru's still talking about us being in the midst of a long run up on metals prices, which besides the obvious ones like gold and silver, would also likely include copper as well.

Single family, maybe duplex....We need to get over this mental hump!!

Student housing is most certainly a likelihood for us, being near several great university towns.  

Just humped over and depressed watching Netflix and Hulu all day waiting for the phone to ring or emails to be returned.

Will an extra $6k be the hump to get over to buy? 

With forecasts of the US being 5mil homes down for the next 10 years, is this a niche that should be explored to the up and coming generation or should large investor’s swoop in and pick these homes up in Reos or reverse mortgages?
