My colleague just had a tenant applicant who is moving because their teenage daughter kept getting sick--it was due to a wetness in the basement that caused a monstrous amount of dangerous mold.

Small consolation when the train that wasn't there when you bought your home now runs 50 feet from your bed.Of course, the "no horn" agreement will last as long as it takes the first drunken teenager to stagger onto the tracks and get himself killed. 

I hope my daughters have that drive when they become teenagers.

Those were probably the best summers of my teenage life.

Rob: You can always add a basement later as well ... it's not pretty and rather expensive, but I lived though this very event when I was a teenager.:-)

If your teenager causes an automobile accident, there would be nothing to protect your properties if they aren't under an LLC.

I found value in coaching as a wrestler in high school and as a bodybuilder 20 years ago (3rd in the state of Utah Teenage Bodybuilding Division).

@Ray HarrellSorry for late response... my rental is currently rented by a voucher holder, single parent w teenager kid, so far so good, tenant has been late for rent but caught up afterwards.

You are already working the equivalent of 2 jobs and have 2 teenagers at home to raise and (hopefully) put through college in a few of years.Not a question of honor.
