Hello everyone! I'm new to this app-website and so far I love it! I have literally gone for hours just reading tons of posts and threads. I have a question of my own. I have a 2 family rental and one of my tenants have just been problem after problem. These past few months I've dealt with everything from clogged toilets and sinks, to broken door screens and window screens to even mold because the tenant doesn't understand that if they wet clothes behind in the basement for days on end and expects a clean smelling, mold-less basement. I'm only 23 years old and being a new landlord is becoming more and more difficult because everyone of my tenants are older and some of them think they can say or do whatever they want. At this point I just want them out. I'm thinking of raising the rent because they are no longer bound by their lease. First, can I increase their rent without having to create a me lease? If I do, are they supposed to pay the difference to match their 2 months worth for their deposit? Thanks for the input! I appreciate the help. -Elvis
