@Simon Packman - This year I got insurance for a quadplex through Steadily Insurance (Broker) that I've been happy with, so I would recommend giving them a call.

I know you want to go full time and jump in, but I'd recommend staying with your day job as long as you can - it makes your life a lot more comfortable to have a steady stream of income to pay the bills every month!

I would recommend getting a property manager there because you want someone who can keep an eye on your place for you.  

Someone recommended a small lending company to get a mortgage for a buy and hold property.

Connect with as many brokers as you can is my recommendation.  

However, I don’t yet have the funds for a down payment on another house, and I’m trying to figure out the best option for where to live while I rent the apartment.Do you have any recommendations for managing this transition or tips on finding a temporary place to stay?

Just be transparent with the sellers that you are licensed and for good grace recommend they use a realtor on their end, although not necessary. 

My recommendation is none of the above.
