@Shaun CallaisYou shouldn’t be able to do hard money as it can be occupied, at least the owner.If you have a signed lease that should be good enough (at least pre-Covid-19) to get the 75% rental income.If you calc’ed correctly, 45% dti on net is close to being okay as I recall.

When you start to get into $1.6+ million, that's where non-recourse, institutional financing comes into play which sweetens the pot considerably compared to the traditional 20-year, floating rate commercial loan on a $1.5 million property.Another thought: 25 units sounds like a lot, but it's not enough to hire out full time management and maintenance.
