In my part of the world,land of corn and more corn,,it would be first choice with pellets as a back up.

Sounds like you are buying a retail condo where it's a row of buildings like a strip center but you are purchasing just the one space.I have a strip center outside of my subdivision that I would love to own but it is a mixture of investor owned units and business owned units for retail condo.When it's a condo association you have to get an estoppel and make sure there are no expensive planned improvements coming up.

Surrounding areas that may be interested in attending are: Binghamton, Ithaca NY, Syracuse, Elmira, Corning, Norwich, Oneonta NY, and Scranton PA. 

South side is a mixture of college kids and residents.
