Main level - enclosed porch, living room, dining room, bathroom, and kitchen2nd level - 3 bedrooms, bathroom,Attic - sitting area, un-permitted kitchen, 2 bedrooms, office, and un-permitted bathroom. and lots of storage (I will take out the kitchen and bathroom and cap everything so it is compliant)basement - new gas boiler, and water heater, unfinished but +9' ceiling height.

I ended up offering $620,000 and he said he will think about it but did not seem disgusted with the offer so I'm starting to think I offered too much.The property right now is collecting rent of $7,100/month and he uses the commercial unit and also one of the studio's for storage so that would be approx another $1900/month in rent.

It should include all finished above-grade and below-grade living areas, counting all interior common areas (such as stairways, hallways, storage rooms, etc.), but not counting exterior common areas (such as open stairways).We will accept the use of other comparisons for two-family to four-family properties (such as the total above-grade and below-grade areas as discussed above in Section 405.06), as long as the appraiser explains the reasons he or she did not use a gross building area comparison and clearly describes the comparisons that were made.
