The Cap rate wasn't the only factor I took into consideration, but it was the things that made me not want to look any further into this property.

Think factory worker, customer service worker, teacher and laborers. 

Another factor I have to consider is that I may possibly be leaving San Diego with new orders somewhere else late next year.

I don't drop factory new engines in my cars with over 200k just because it should have died by now.

A big factor is how much are you paying per door relative to what other properties are per door. 

Maybe the cities want local jobs vs supporting a factory a few counties away.

Brian,It takes a lot of work to find that out.But one way is to be aware of where the big employers are moving to or putting up a new factory or new branch or relocating their headquarters. 

Otherwise, I think But I'd strongly encourage you to analyze & make sure you're better off on a whole given all the drawbacks that come along with sharing your place & becoming a landlord (think costs & hassle factor).  I
