Is there a maximum starting price for a potential BRRRR?

I live in an INSANE market (Maui).

I know of a property in a great location that seems like a great candidate for a BRRRR but the absolute lowest it will sell for is still close to $600,000.

The neighborhood appraisals for smaller houses are $800k+ so there is room for substantial ROI but is there a limit as to when the initial investment/financing is just too much to justify?

Maui County FHA limits are over $650k and that's how I would be financing it with a 3.5% downpayment. I'd live in it for the requisite year & probably put the renovations on a no interest business credit card to keep it off my personal credit report and not mix my real estate & real life.
