This is the second new build I've purchased and negotiated against a builder How did you find this deal and how did you negotiate it?

We are in the process of starting a new construction with a big name local builder in the area.

although, population growth is supposed to slow particularly after 2050...https://www.brookings.edu/articles/new-census-projections-sh...AS a small home builder the last 10 years  ( 200 plus built and sold in 4 markets)  Affordable housing and filling the housing gap is simply a huge oxymoron..

If you are buying new construction, from a major builder (you know, where they pour foundation on Monday, and framing starts on Tuesday) then I would be concerned.Lead paint, for me, has never been an issue (but worth knowing your locality's policy).  

I'd say understanding the quality of different builders is paramount, so you understand what you're buying.

He was referring to a building boom that some builders were headed for disaster in their development.The same applies here. 

Has anyone run into issues in swfl trying to get builders risk policy to get a deal done? 

Any way sold the lots to another builder for 600k and they built 3 million dollar plus homes.. so it worked out just took 5 years.  

.- Robert-Lee don't buy in rural anywhere. property values are lower, rental interest is lower, new construction comps are harder to come by. we build in Columbus Ohio and the things I look for are subdivisions within 5 miles from a large builder delivering at least 2 homes a month or more, 30 miles or less to the city center, public utilities, no flood plain, etc.
