I'm a licensed realtor in my market and have the ability to hire showing agents to open a secure box with a physical key that only other licensed professionals can access.

The one the plumber sells will cost him less than that, and he may try to talk it up as better than the "big box" ones, but it's probably about the same.Add maybe $50 to that for parts - like a new temperature/pressure relief valve if the new one doesn't come with one, maybe new flexible water lines if it's not plumbed in directly, maybe a new shutoff valve. 

Being a multi-family investor, what's your criteria/buy-box in the B type neighborhoods? 

I'd like to get some "out of the box" ideas from folks who have done stuff.

An opportunity has come up, that appears to check most boxes for me.

Not in Coeur d'Alene because the prices for anything with land sounds like it'd be out of budget, but there are a ton of smaller towns and places in the county that you can easily drive in for the social stuff and still buy something that checks most or all of your boxes at a reasonable price.

I don't see a lot of deals that meet my buy box right now with NW, but there have been a few. 

They can either find a campground with hookups (many towns have campgrounds) or park it in a big box store that allows overnight camping (eg Walmart).

The 1099R has the full value of the property in box 1 and 2a.

Hint: if there's only one box for the rental income then enter the combined rent from the purchase price.
