The price of housing is exponentially higher in Southern California compared to western PA. 

And I know who are the worst wholesalers and that's that western company they are terrible. 

@Robert LaPrelle  yup its over priced 50k a unit for studios in some small mid western town is too much.. of course the seller would like to owner finance it make more doing that than running it..

I purchased a house back in January in Western Mass and I owner financed the property.

The prices here in Washington are beyond crazy in Western WA.

I host one in the western suburbs in Berwyn if you live nearby, and there are a bunch of great ones in the city. 

My grandmother in Western Pa just called and she wants them back....Take em off and pretend it never happened...hahhaNice place just bring it into the millennium.

Selling real estate in a low value market IE median price point like some of the little mid western towns that hovers around 100 to 130k or so that can be a challenge if you cant do volume.. and I can see why wholesaling is so popular in those markets..

@Jason Bott If you have commercial or residential rental investors in any of the western states (NM, CO, CA, WY, AZ, NV) right now, cost segregation studies can be of huge benefit as Julio Gonzales mentioned above.

My goal for 2023 is to put the arbitrage portfolio on autopilot and start acquiring STR and boutique hotel properties in the western US!
