What we have seen on the west coast is first folks in did well to real well.. now its in the dumps.. most are losing money hand over fist..

However, we are worried about losing our "investment" and such a low interest rate.We purchased a Trendmaker home west of Houston in Katy, in 2020 with 10% down at 3.3% interest for $319,000.

located in a wet area on the coast of northern California.  

There are 2 areas in San Diego that I believe are likely to out perform the general San Diego RE market (and I am not invested in either due to distance from my base).  1) west Chula Vista (CV).  

But to the north, west and south, there has (almost) always been a stock of housing that was more affordable than in Boston.But then all of that housing stock kept rising in price, and earning power didn't keep up.
