I think I made a nice profit; I got more than 5-times my original investment I think I got hosed a little when selling, but the profit was still very good and the experience was worth it's weight in gold...Just stirring up the memory makes me want to go find another deal now and get to work again building a team and conquer another project!

Last advice: make sure to have good records an accurate / current data tape - not every loan is based on lender qualifications and LTV/LTC - normally, the DSCR (debt service coverage ratio) carries a large weight in the overall risk profile.Much Luck!

Plus everyone puts too much weight on the $/sf cost... because that doesn't include land development, paved parking lots, curbing, stormwater sewers, possible retention pond, civil engineer, architect, etc.

The city has been charging her taxes on the land and now that the house is vacant they are charging her for upkeep.

With contract for deed they have to take care of all tax and upkeep so I see that as an upside but if they full pay off the payment to me after 15 years then all my money has been made where as a rental would earn til I sell it.
