The realtor can feed me deals and he's got a genuine interest in learning the ropes and help out in a some of the leg work  (scheduling, inspections, oversight, etc.).

We would like to invest our money from afar in real estate and buy fixer uppers ESPECIALLY in Keller.

Although I have seen a few properties with long term tenants in place, and just to clarify I wasn't looking at fixer uppers; the listings I had considered in the 30-40k range were move in ready and most of them already had tenants in place, just not newly renovated.

Is the fact that the property shows signs of being used as a three family prior along with adequate parking (I hope) a good leg to stand on?

He's pretty handy, so he's looking for a fixer-upper that he can put some sweat equity into.I'm considering purchasing a house for him using the BRRRR method, but doing a lease option instead of renting.  

Lender suggested that we cut the stack below unit 5, and re plumb 5 bathroom from ceiling below to prevent having to remove bath tub and upper portion and roof penetration on vent stack.  

If you're looking to house hack a duplex and you have interest in a fixer upper, you may need that cash to invest in the rehab.
